Reading a maintenance list: Now, Soon, Monitor
How to sort a list of home findings into what to act on today, what to schedule and what to simply watch.
Now
Now items involve active water, safety concerns or damage that grows quickly. A steady leak or a loose stair railing belongs here. These are worth addressing promptly and, where relevant, with a qualified trade.
Soon
Soon items are worth scheduling within the season. Examples include clogged gutters, worn caulk and a failing weatherstrip. Not urgent today, but the cost of waiting rises.
Monitor
Monitor items are things to photograph and revisit, such as a hairline crack in paint or a small change in a seal. Writing down the date and taking a photo is usually all that is needed.
Revisit the list each season. Items move between categories as conditions change, and that history is the real value of keeping a report.
